If you've been thinking about buying a home in Nelson or the surrounding Kootenays, there's a good chance you've been keeping a close eye on interest rates. And with talk of possible rate increases, it's understandable that some buyers are wondering whether they should make a move now or wait.
It's a fair question, but after more than 20 years in real estate, I've learned that trying to time the market perfectly is pretty difficult. In fact, waiting for the perfect conditions can sometimes mean missing a very good opportunity.
Interest Rates Are Only Part of the Equation
There's no question that mortgage rates matter. Even a relatively small increase can make a difference to your monthly payments and the amount you're qualified to borrow.
But interest rates are only one part of the decision. The price you pay for a home, the selection of properties available, your financial situation and how long you plan to stay are all important considerations.
One thing worth remembering is that while mortgage rates can change over the life of your mortgage, the price you agree to pay for your home is fixed.
That doesn't mean you should rush into buying because rates might increase. It simply means that waiting for lower rates isn't always the best strategy either.
A Little Less Competition Can Be a Good Thing
One of the advantages of buying in a more balanced market is that buyers may have a little more breathing room.
During the busiest markets, we saw buyers competing for properties, making quick decisions and sometimes feeling pressure to remove conditions to make their offers more attractive.
Today, depending on the property and price range, buyers may have more time to consider their options, arrange inspections, review documents and negotiate terms that work for them.
Of course, every property is different. Well-priced homes in desirable locations can still attract plenty of attention, while others may sit on the market for months.
That's especially true around Nelson, where comparing properties isn't always straightforward. A home in Uphill, a waterfront property on the North Shore and a rural acreage in Blewett can all behave very differently in the market.
You May Have More Negotiating Power Than You Think
When a property has been on the market for a while, there may be an opportunity to negotiate on price, possession dates or other terms.
Sometimes the opportunity isn't necessarily getting a dramatic discount. It might be having the time to complete your due diligence, negotiate repairs or arrange a possession date that makes your move easier.
Those things have real value.
I always encourage buyers to look beyond the asking price and consider the overall purchase. A home that needs significant work may not be a bargain, even if the seller agrees to a substantial reduction.
What If Interest Rates Go Up?
If rates rise, buyers who have already secured suitable mortgage financing may benefit from having made their purchase before borrowing costs increase.
But there's another side to that equation. Higher rates can also put downward pressure on home prices, so buying sooner isn't automatically the better financial decision.
The important thing is to buy a property you can comfortably afford, not one that only works if interest rates move in your favour.
I'd encourage anyone considering a purchase to speak with a mortgage professional, understand their borrowing options and make sure their budget can handle some unexpected expenses.
The Right Home Matters More Than Perfect Timing
One of the things I love about real estate in the Kootenays is the variety of properties and lifestyles available.
Whether you're looking for a character home in Nelson, a family property in Bonnington, a little more space in the Slocan Valley or a place along Kootenay Lake, finding the right property can take time.
And sometimes, when the right home comes along, the opportunity is worth considering even if the economic headlines aren't particularly encouraging.
I'm not suggesting everyone should buy right now. For some people, waiting and building a stronger financial position will absolutely be the right decision.
But if you're financially ready, planning to stay for a number of years and find a home that suits your needs, there are good reasons to be looking.
